House building punching below UK Government’s 300,000 target

According to an article in Building Magazine – the UK Government’s ambition of building 300,000 new homes per year is at risk of becoming a pipe dream – experts have warned.

The revelation follows on the back of data released by the Ministry of Housing, Communities & Local Government, which has highlighted net additional housing grew by a mere 2% to 222,190 units during 2017/18.

The net additions came as a result of 195,290 new homes, 29,720 units from the change of use of non-domestic to residential, 680 from other gains and a further 4,550 from conversions between houses and flats. This was offset by 8,050 demolitions.

So, while experts paint a murky picture of the current landscape, the latest release should be seen as a positive for the housing industry.

House building has now returned to rates not seen since before the 2008 financial crash. In 2007/08 net additional housing stood at a buoyant 223,530, but following the economic crisis and financial uncertainty it had nosedived to 124,720 units by 2012/13. It has since taken an upward course, steadily growing year-on-year.
